Home Inspection Tips in Friendswood, TX; What to Look for in Final Walk Through New Construction

The process of purchasing a home can be a long one, but it is an exciting time, nonetheless. One of the final steps in this process is the final walk through. This occurs typically, one or two days before closing. It is an excellent opportunity for the buyers as well as their agent, to walk through the home and look for any new damage or issues that could get in the way of the purchase. During the walk through, there should be a document that walks through the home, room by room, to be checked off by the buyers and sellers together. Test Electrical System

As you walk through the house, you should be flipping switches and checking out the electrical system in every room. If there is an instance where the light doesn’t turn on right away, be weary. This could be a sign of a bigger problem. Doorbells, security systems, garage doors, all of it should be working flawlessly during this walk through.

HVAC Check Up

It doesn’t matter what time of the year it is, during your final walk through, you need to be checking both the heating and the cooling system. This is one of the first and most vital systems in your home, so you want to make sure it’s working properly.

Look for Signs of Water Damage

Keep your eyes out for any sign that there could be any water damage in the home. This means looking at the ceilings for any discoloration that could be a water damage problem. Not only should you be looking at the ceiling, but the windows and doors as well. If they are allowing moisture to get in, it could leave behind wood rot on the walls.

Inspect Bathrooms

Since there is so much moisture inside the bathroom, you need to be checking these areas especially closely. Mold can grow in a matter of days; which is why it is so important that you check the bathrooms for signs of mold even after an inspection. Flush all the toilets, check around the showers and don’t forget to look beneath the sink as well for signs of water issues.

Review Home Repair

If there were any repairs that needed to be made after the inspection took place, this is the time to review those inspections and make sure they were done properly. You want to make sure these repairs were made per the contract descriptions and that no corners were cut.
