If you are getting ready to buy or sell a house, one of the things you should be thinking about is the overall condition of the roof. This can make or break the sale of a home. When there are roof issues, it is a big expense to replace and can leave many people deciding to walk away from the home. JMark Inspections is here to share some signs that you have a roof that is failing and in need of replacement.
Brown Stains on Ceiling
When there is a leak in the roof, one of the first things that you may notice to give the leak away is a mark on your ceiling. They are the classic water stains and can even start to run down the wall if the leak is big enough. It can be easy to spot these stains on your ceiling but tracking down the origination of the leak is sometimes much more difficult. If you notice any of these water stains on your ceiling, you better get someone out quick to look at the roof and locate the leak before it gets worse than it already is.
Damaged Shingles
The shingles that make up your roof are key in keeping moisture out of your roof. If you notice that there are any that show signs of damage, it isn’t a good thing. Sometimes, if you only have one or two that are damaged and you are able to find shingles that match, this can be fixed.
Loose Step Flashing
Any walls that intersect with your roof will be lines with what is called step flashing. On an older roof, this flashing can come loose and start to move down the line. If that happens, your roof is no longer safe from moisture in that spot. The water will run down the wall and right into your house rather than get pushed away by your roof.
Holes That Have Been Drilled in Roof
There are several reasons that holes may have been drilled into your roof. The most common reason is that a satellite or antenna has been installed for television. If they have been removed without filling in those small holes, it can cause water leaking problems. This needs to be fixed using flashing and not just caulking.
Hail Damage on Roof
Hail can cause damage to your roof that can lead to replacement. It isn’t the kind of damage that is often something easy to spot. The small spots where the granules have been removed because of hail hitting it can leave your roof vulnerable to future damage.
