Many times potential homeowners will debate on whether or not they should get a home inspection on a home that they are thinking about purchasing. Frequently the reason for the hesitation is because of the cost. Here at JMark Inspections we know that the cost is well worth it. There are so many different things we find during home inspections that require large sums of money and time to fix. Knowing what you are getting into before you buy is an excellent way to safeguard yourself. We have listed some of the most common things that we find during our home inspections so that you can have an idea of what we might find in your potential home.
Signs of Electrical Problems in Home
One of the things that we check during a home inspection is the wiring in your home. Frequently we find electrical issues. Many times we find that outlets have reversed polarity. This happens when the wires were not placed correctly. It is fairly simple to fix but you do want to address it. Another issue we fun into is double taps within the electrical breaker box. This is when two electrical circuits are accidentally attached to a single breaker. If double taps go unnoticed they can cause a fire.
Difficult Plumbing Problems
We find issues with plumbing very regularly during our home inspections. Plumbing problems can be small or large. Leaks in the plumbing underneath sinks and around toilets are some of the most frequent plumbing issues we run into. This could be caused by a broken seal around the toilet, rusted plumbing, or corroded plumbing. If these leaks continue they can cause your water pressure to be very low. Newer homes have better pipes in them that help prevent as many plumbing issues. If you have a leak that does not get fixed it can cause a multitude of other issues in your home.
Signs of Mold in House
If you let plumbing problems go unchecked you can easily end up with mold in your home. Mold in your home can cause a myriad of health problems for you and your family. You will want to protect your family and take care of all mold before moving into a home. For many people mold is a reason for them to walk away from a home that they were considering purchasing.
Identifying Roof Problems
During a home inspection we will inspect the roof of the home. Many times the roof does not have any problems but sometimes there are things that will need to be addressed. There may be areas of the roof that have simply aged and need to be repaired. Sometimes the roof was poorly installed or is missing flashing at transition areas. Sometimes the entire roof will need to be replaced while other times it can be repaired.
Effects of Poor Insulation
Over the years building codes and standards have changed drastically. One are that has seen tons of chance is insulation. The insulation that you have in your home may have some discrepancies. You may not have enough insulation to make your home run efficiently. If this is the case you will want to add some more insulation to it before moving in so that you do not have unnecessarily high utility bills.
